What commission does North Star charge?
Our commissions typically range from 1% to 6% of the total sales price, and are paid only upon a successful closing. There is no fee if a sale does not occur.
Commission rates vary based on transaction size, complexity, and whether a co-broker is involved. Because North Star is not a subsidiary of a large national brokerage—where significant portions of commissions are often absorbed by corporate overhead—we are able to provide a more hands-on service while remaining highly competitive on fees.

How long does it take to sell a property with North Star?
From engagement, we typically require 7–14 days to prepare marketing materials, build secure deal rooms, analyze financing options, visit the property and curate a highly targeted buyer list.
Once marketing begins, our listings commonly generate 5–15 offers within the first 30 days due to the depth, accuracy, and transparency of the information provided to qualified buyers. This front-loaded diligence leads to stronger offers, fewer surprises, and a higher probability of closing.
Contract periods generally range from 30–90 days, depending on financing structure and transaction complexity.
Does North Star buy or sell properties off-market?
Yes—and no. In most cases, a well-executed public marketing process results in more competition and higher pricing. However, through Polaris and our relationships, we maintain robust off-market buyer and seller capabilities.
